A modern 2 storey 1,200sqft laneway suite

The design of this 3-bedroom 2-bath laneway suite is sculpted by the laneway suite by-laws, maximizing interior space on the upper level while accommodating covered parking off of the laneway. The ground floor hosts a open concept living, kitchen, and dining space while the second floor is reserved for the bedrooms.

The St. George Laneway Suite demonstrates how skillful planning can supplement income, add lasting value to a property, and provide long-term rental housing.

A neatly designed 3-bedroom, 2 bathroom home​

Although the building footprint is built right to the side property lines, the inset ground floor provides cover to the walkway below, sheltering the entry of the suite and creating a connection from the rear yard to the lane. This arrangement creates a functional access point to the suite from both the main house and the laneway. Additionally, the laneway setback is strategically located to provide ample space for parking and an outdoor patio at the laneway side.

The exterior of the suite features a simple material palette of white corrugated metal and white windows. Large sliding doors at the ground floor connect the living-dining-kitchen space to the greenery-filled exterior

A 2-storey laneway suite offers 2,500 square feet of living space including a fully-finished basement level for a young family to grow.​

The suite incorporates a large open concept living space at grade, with three bedrooms and two bathrooms above. The basement level provides an additional bedroom, recreation room, bathroom and storage spaces. Proposed behind a historic bungalow on a well-sized East-end property, the structure required minor variances at Committee of Adjustment (CofA) due to the circumstances of the existing lot. Our team developed a design scheme that appealed to the homeowners’ aesthetic sensibilities and complimented the existing neighbourhood character, while maximizing usable space and optimizing building performance.

The Riverside Laneway Suite demonstrates the potential that laneway suites have to provide long-term urban living solutions for multi-generational families. The suite offers a spacious, well-finished space with all the comforts of home close to parks, schools, transit and community amenities while enabling the family to remain in their well-established neighbourhood.
